Disclosures (4)

Landlord Identification – The landlord or property manager’s names, phone numbers, and addresses must be provided to the tenants before the lease begins. (§ 57-22-4(7)(a))

Lead-Based Paint Disclosure – This form is to be provided to any tenant, alerting them to the possibility of lead paint being present at the rental property if the building was constructed prior to 1978. (EPA/HUD Fact Sheet)

Methamphetamine Contamination – If there has been any prior manufacturing, storage, or use of methamphetamine at the rental property and it has not been properly removed, then the landlord must disclose this information to the tenant. (§ 57-27-201(1))

Property Condition Report – Before the lease begins, the landlord is required to provide a list of any damages caused by the previous renters. A blank form must be provided to the tenant so that they can list any damages that are not already detailed. (§ 57-22-4(6))

Rent Grace Period

There is no rent grace period mentioned in any Utah statute. The tenant must pay rent on the date agreed to in the agreement.

Security Deposit

Maximum Amount – No specified maximum security deposit amount is addressed in any Utah statute.

Returning -The security deposit must be returned to the tenant within 30 days of the end of the lease. (§ 57-17-3(2))
