Wyoming Standard Residential Lease Agreement

A Wyoming standard residential lease agreement is a legally binding contract between a landlord and a tenant that discusses both parties’ many duties and responsibilities. Disclosures

Lead-Based Paint Disclosure – Any rental building constructed before 1978 may contain harmful lead paint; therefore, the landlord must disclose the possibility of lead paint to any new tenant. (EPA/HUD Fact Sheet)

Non-Refundable Deposits – If any portion of the security deposit will not be refunded to the tenant after the lease ends, this must be listed in the lease agreement. (§ 1-21-1207)

Paying Rent

No statutes or laws dictate when rent is past due in Wyoming; therefore, the rent should be paid on time since there is no grace period.

Security Deposit

Maximum Amount – Wyoming laws do not limit the maximum a landlord may charge for a security deposit; however, it must be agreed to and signed for by both the landlord and tenant.

Returning to Tenant – The landlord must return the security deposit within 30 days of the lease end or within 15 days if that previous renter provides their new mailing address, whichever length of time is longer.   (§ 1-21-1208)

  • Deductions – If the landlord has deducted any funds from the security deposit to repair damages, then they must be listed and presented to the renter.  (§ 1-21-1208(a))
