Disclosures

Lead-Based Paint Disclosure – This disclosure must be given to and signed for by all tenants who are renting a property built before 1978 that explains the dangers of lead paint. (EPA/HUD Fact Sheet)

Security Deposit Receipt – The landlord must inform the tenant where they place the security deposit and provide a receipt showing the name and location of the bank or establishment. (68 P.S. § 250.511.2(a))

Rent Grace Period

There is no specific rent grace period in the state of Pennsylvania. Tenants who fail to pay rent may receive a 10-day notice to quit or pay. (68 P.S. § 250.501(b))

Security Deposit

Maximum Amount – A renter may be charged up to two months’ rent for a security deposit in the first year of their lease and up to one month’s rent thereafter. (§ 250.511.1(a))

Returning – The security deposit must be returned to the renter within 30 days of the lease termination. (§ 250.512(a))

  • Deductions – The tenant must be informed within 30 days of the lease’s end if any deductions were made to the security deposit for subsequent damages. (68 P.S. § 250.512(a))
