Maximum Fees ($)

Application Fee – The amount must:
- Represent the actual or average cost incurred by the landlord. (Colo. Rev. Stat. § 38-12-903(1))
- Be the same as that of other applicants. (Colo. Rev. Stat. § 38-12-903(2a))
- A rental application can be waived if the potential tenant provides a state approved portable tenant screening report. (Colo. Rev. Stat. § 38-12-903(2b))
Security Deposit – There is no maximum amount a landlord can charge.
