Required Disclosures (6)

Fire Safety – Tenants must be aware of the fire risks and protections in place before they begin the lease. (§ 59.18.060(12))

Landlord’s Contact Details – The name and address of the landlord or property manager must be provided to the tenant. (§ 59.18.060(15))

Lead-Based Paint Disclosure – If the property they are renting was constructed before 1978, landlords must disclose whether it contains lead paint.

Mold Information – A mold disclosure must be given to any tenant that rents in the state of Washinton that outlines the possible harm that mold may cause. (§ 59.18.060(13))

Move-In Checklist – If a landlord requires the tenant to provide a security deposit for the rental unit, the landlord must provide a checklist showing the property’s condition. (§ 59.18.260(2))

Non-refundable Fees – If a tenant does not receive their full security deposit back, the agreement must disclose that fee before it begins. (RCW 59.18.285)

Rent Grace Period

The grace period for paying rent late is five days after the due date. (§ 59.18.170(2))

Security Deposit

Maximum Amount – There is no maximum amount for the security deposit except in the city of Seattle, which is one month’s rent. (§ 7.24.035(A))

Returning – The landlord must return the deposit to the tenant within 21 days of the end of the lease. (§ 59.18.280(1)(a))
