Lead-Based Paint Disclosure – For a property built before 1978, the landlord must inform the tenant of the possible existence of harmful lead paint.

Landlord Identification – The written names and addresses of the landlord or acting property manager must be given to the tenant at the start of the lease. (§ 66-28-302(a))

Showings – If the landlord wants to show the property within the last 30 days of the lease term, the landlord must include this information in the lease agreement. (§ 66-28-403(e)(5))

Rent Grace Period

There is a 5-day rent grace period in Tennessee. The tenant must pay within 5 days, or they may be served a 14-day notice to quit or pay. (§ 66-28-201(d))

Security Deposit

Maximum Amount – Tennessee laws do not limit the amount a landlord may charge for a security deposit.

Returning – After the lease ends, the landlord must return the security deposit to the tenant within 30 days. (§ 66-28-301(g)(1))

  • Deductions – The landlord must provide a written account of any damages done to the unit if they withhold any of the security deposit per a tenant’s request. (§ 66-28-301(b))
