Ohio Standard Residential Lease Agreement

An Ohio standard residential lease agreement is a legally binding record stating a property transaction between a renter and a landlord for a one-year time period. This document lists the names, owners, rental price, start and end date, security deposit, and all contact information. The tenant may have their credit run to be sure they can cover the monthly rent fees.

Disclosures

Landlord Identification – The names and numbers of the landlord or anyone acting as the landlord must be provided to the renter. (§ 5321.18)

Lead-Based Paint Disclosure – Federal law requires a landlord to disclose to the tenant that a rental property built before 1978 may contain lead paint. (EPA/HUD Fact Sheet)

Rent Grace Period

There is no rent grace period in Ohio, and no laws require a landlord to give grace for late payments.

Security Deposit

Maximum Amount – No Ohio laws state what the landlord may charge a tenant for a security deposit.

Returning – The tenant must receive the security deposit back within 30 days of the lease end date. (§ 5321.16(B))

  • Deductions – The landlord must provide an itemized list showing any deductions from the security deposit. (§ 5321.16(B))
  • Tenant Doesn’t Forward New Address – The landlord is not liable if the tenant doesn’t provide a new address. (§ 5321.16(B))
