Domestic Violence Victims Rights Disclosure – If a tenant is under threat of domestic violence, sexual assault, or stalking, then they have a right to terminate their lease. The landlord must disclose this in the lease or via written notice to their tenant.

Landlord Identification – The names and addresses of all property managers or landlords must be provided to the tenant. (§ 554.634)

Lead-Based Paint Disclosure – Federal law requires that the landlord of any building constructed before 1978 deliver a lead paint disclosure to their tenant that discusses the possible harm of toxic lead paint. (EPA/HUD Fact Sheet)

Move-In Checklist – The landlord must provide the tenant with an inventory checklist at the start and end of the lease describing the property’s condition. The tenant must review and return the list to the landlord within seven days. (§ 554.608)

Notice of Tenant’s Rights – This disclosure must be displayed in a visible location on the property, which states the rights and obligations of the landlord and tenant. (§ 504B.181, Subd. 2(b), Tenant’s Rights Handbook)

Security Deposit Notice – Landlords who require a security deposit must give the tenant a receipt and information on where the deposit is being held. The receipt must include a specific statement that says that the tenant must provide their new address within 4 days of the end of the lease. (§ 554.603)

Rent Grace Period

There is no rent grace period in Michigan. The tenant must pay on time or may be given a 7-day notice to quit or pay.

Security Deposit

Maximum Amount – The maximum amount for a security deposit in Michigan is one and one-half months’ rent. (§ 554.602)

Returning – The landlord is required to return the security deposit within 30 days of the end of the lease. (§ 554.609)

  • Deductions – If the security deposit is deducted, the landlord must provide a written list of damages and an estimated repair cost. (§ 554.609)
  • Tenant Doesn’t Forward New Address – If the tenant does not provide an address within 4 days of the lease end, they may still be entitled to the security deposit; however, the landlord does not need to give a list of deductions. (§ 554.611)
