Disclosures 

Authorized Persons Contact Details – The tenant must have in writing the name and address of any person authorized to enter the unit, as well as who to send notices and demands. (§58-2551)

Lead-Based Paint Disclosure – Due to the danger it can cause, landlords must disclose if there is any lead-based paint on the interior walls of rental units on properties built before 1978, including information on how to limit exposure and identify symptoms.

Inventory and Condition of the Property – The tenant and landlord must note any pre-existing conditions to the property and a list of needed repairs within the first 5 days of the lease. (§58-2550(a)) 

Rent Grace Period

There is no rent grace period in Kansas.

Security Deposit

Maximum Amount – 1 month’s rent for unfurnished units and 1.5 months’ rent for furnished. (§58-2550(a))

Returning – Landlords must return any balance within 14 days. (§58-2550(b))

  • Deductions – The landlord must provide an itemized list of the damages, or the tenant may be owed 1.5 times the security deposit amount. (§58-2550(c))
  • Tenant Doesn’t Forward New Address – The landlord will send it to their last known address. (§58-2550(b))
