Disclosures
Managers and Agents Disclosure – Landlords must provide the name and address of a person living in Indiana who is authorized to manage the property and receive legal notices. (IC 32-31-3-18)
Lead-Based Paint Disclosure – Landlords are federally mandated to give this form for properties built before January 1, 1978.
Smoke Detectors – The landlord and tenant must acknowledge in writing that the landlord has provided working smoke detectors. (IC 32-31-5-7(6))
Rent Grace Period
Security Deposit
Maximum Amount – Indiana does not limit the amount a landlord can charge for a security deposit.
Returning – The landlord has 45 days to return the security deposit. (IC 32-31-3-14)
- Deductions – Landlords have 45 days to give an itemized list of the reasons for deductions.
- Tenant Doesn’t Forward New Address – The landlord is responsible until the tenant supplies a mail address. (IC 32-31-3-12(a))
