Landlord’s Contact Details – Landlords must provide their name and address. (Fla. Stat. § 83.50)
Landlord’s Obligation to Maintain Premises – Landlords must maintain the residential property’s structural elements, such as roofs, windows, and floors, and ensure plumbing is in working order. They must also follow all building, housing, and health codes during the term of the leases. (Fla. Stat. § 83.51)
Lead-Based Paint Disclosure – To protect the health and safety of renters, particularly children under 6, landlords must disclose if there is any hazardous lead-based paint in the rental premises, along with informational pamphlets on how to identify the symptoms of exposure.

Security Deposit
Maximum Amount – There is no maximum amount a landlord can charge for a security deposit in Florida.
Returning – The landlord must return within 15 days of the renter moving out, along with any interest earned. (Fla. Stat. § 83.49(3a))
- Deductions – If the landlord keeps any of the deposit for damages or unpaid rent, they must send a written notice via certified mail explaining why and how much is being deducted within 30 days of moving out. (Fla. Stat. § 83.49(3a))
- Tenant Doesn’t Forward New Address – The landlord will send the security deposit and/or an itemized list of deductions to the renter’s last known address. (Fla. Stat. § 83.49(3a))
