Bed Bug Disclosure – If the unit or a nearby unit that the landlord manages has bed bugs, the landlord must inform the new potential tenant. If asked, the landlord must also provide the date of the last bed-bug-free inspection. C.G.S. § 47a-7a
Landlord Contact Details – In Connecticut, the landlord must provide their contact details and the owner’s of their agent’s name and address. Conn. Gen. Stat. § 47a-6a
Lead-Based Paint Disclosure – Landlords are federally mandated to disclose if a property built before 1978 has any lead-based paint on the interior wall of the residential unit. They must also provide information on how to identify and limit contact with the hazardous material,
Rent Grace Period
Security Deposit
Maximum Amount – For tenants under the age of 62, the security deposit cannot exceed 1 month’s rent. For renters 62 years old or older, the security deposit cannot exceed 1 month’s rent. Conn. Gen. Stat. § 47a-21(b)
Returning – Within 30 days of moving out, the landlord must return the security deposit to the tenant and any owed interest. Conn. Gen. Stat. § 47a-21(D)
- Deductions – The landlord can deduct for any damages or unpaid rent. They must provide an itemized receipt, along with any remaining balance. Conn. Gen. Stat. § 47a-21(D)(1)
- Tenant Doesn’t Forward New Address – The tenant must notify the landlord in writing of their forwarding address at the end of their lease. Conn. Gen. Stat. § 47a-21(D)(2)
